There are many new housing divisions, High rise buildings, construction being carried out. Creating new dwellings near older buildings can cause a few issues especially if existing structures are going to be demolished.

Often heavy machinery is used with major construction for demolition and the evacuation of materials. If new construction is to be carried out near your dwelling having a dilapidation inspection will protect your dwelling from future disputes.

A dilapidation inspection will provide you with a report on your properties condition prior to the construction starting. If whilst the construction is happening your dwelling is damaged this report will prove your properties condition and will prevent any conflicts.

Without this report you will not be able to prove what condition your dwelling was prior to the commencement of the new construction.

Dilapidation Inspection Procedure

A comprehensive inspection of your dwelling and surrounding property will be conducted. Once completed a report of the dwellings current condition will be available for your records. After the new construction is completed, another inspection will be conducted to give you the comparison condition.

The condition inspection carried out will include inside and outside of the dwelling reporting on particular areas including the following.

  • Wall cracks
  • Brickwork, Pavers, Concrete Cracks
  • Movement of the dwelling inc architraves, missing tiles etc

A copy of this report will be provided to yourself, the builder and property owner to be signed by each and kept on file for any future action.

Inspection for Dwelling owners and Commercial Clients

It makes sense for all dwelling owners to and Commercial Clients such as the construction company, crane drivers, concrete drivers to have this inspection completed. Peace of mind for all involved.

This inspection is only an option if there is major works being carried out near your dwelling. This will include: –

  • Major road works
  • Heavy machinery causing vibration – cranes; steamrollers etc

Having this inspection carried out will protect you and your property. Make sure all your insurances and property risk assessments are up to date for all involved. Safety is of the upmost importance.
